    Oh, yes. The joys of the “nightmare tenant.” Of course, I question the professional screening service, if any, used on these tenants.

    Screen, screen, screen.

    It won’t prevent all problems. But some of these people had to have a past. Don’t you think?

    Chris, great link. I used to be in apartment management, and you’d be surprised at the insane things that go on.

    In Texas, screening is mandated for apartments (not necessarily homes)- sex offenders, drug offenses, violent crimes and the like are declined as are those with low credit scores, low income and short time on the job. The problem is that I can be a rich dude with bad kids that raise pit bulls in the garage or put soap in the hot tub making management replace the heating element weekly.

    In my experience, the more visibly run down apartments have lower bars of admittance. Oh, I’ve worked in the ghetto- no thanks! I’ll tell you offline some of my experiences if you’d like! 🙂

    No need to hear your stories. I’ve heard too many!!!

    Maybe I’ve just been blessed. Maybe my luck will run out. But I don’t have any stories from my own properties.
