NCAA

n-copy.jpgDear NCAA,

I realize you are so concerned about the integrity of amateur sports and all.  That’s why you won’t pay the players.  Then why are we starting the Kansas v Villanova game at 9:00 at night, central time?  Is this in the best interest of the kids?  To the Villanova fans the game won’t end until after midnight.

Oh, that’s right.  This amateur game has to start so late because of your $6,000,000,000 contract with CBS that fills your coffers.

Kansas v Missouri: It Never Ends

Vote KansasSo because Congress has nothing better to do – like solve the current credit crisis, end the war in Iraq, create jobs, provide better medical care to those that might not be able to provide for themselves (I didn’t say had a big screen tv in lieu of health insurance) – they decided to vote on a resolution declaring that the University of Kansas football team, which has just won the Orange Bowl last January, had had their best season of football in their history.

Good to see the proper priorities.  Now maybe we can spend more time on Roger Clemens because that seems to be an issue of national security, as well.

So anyway, there wasn’t a single negative vote on this pro-Kansas resolution but the 9 congressmen & women from Missouri refused to vote!!!!!

Losers.

Obviously Texas was cheating and the refs were turning a blind eye to the madness.  😉

Sunday Ramblings

Only two chairs remain for the 9:30 session on Saturday with Jeff Brown and 5 chairs remain for the 2:00 session.  Email me if you want in.  This will be worth your two hours.  Trust me.

Jeff wrote a blog today that sparked a thought and a praise for my wife of 22 years.  I Mariedon’t come from a privileged background and have had to earn everything I have.  I could not have done it without the love and support of Marie.  Let me give you an example.

We have 4 kids and all the bills that are associated with a family of 6.  No great shakes.  You have responsibilities, too.  But never once has Marie complained or made negative comments when I would choose to spend $300 on mailing out marketing materials to my client list and that meant we only had money for PB&Js or macaroni & cheese.

I’ve seen spouses kill their significant other’s incomes and dreams.  They have to have the new dress or the jet ski or the car to impress someone.  Marie has always supported my decisions. Even when they were obviously incorrect, in retrospect.

Why does this matter to the real estate investor?  Because there will probably be times when outgo is greater than income.  But with proper planning and calculations it doesn’t have to stay that way.  Get on the same page with your spouse.  Keep the goals in front of you.  And support each other.

Bill Self Kansas JayhawksKansas Jayhawk basketball update:  We look good.  I’m about ready, though not quite, to say that Bill Self’s 2007-2008 team is every bit as good as Roy Williams’ 1996-1997 team.  That is a big statement.  We’ll see where it goes.

My 10 year old daughter that has been challenged with cerebral palsy since birth played in her first basketball game last night.  You should have seen the smile.  It lit up the whole room.

Due On Sale Clause & KU Basketball

Bill Roberts wrote an excellent piece on his ActiveRain blog titled The Don’ts Of Due On Sale Clause.  A worthwhile read if you have any interest whatsoever in that line of real estate investing.

Thanksgiving in Kansas City & Misc Real Estate Thoughts

It’s a holiday weekend and so I really don’t feel like getting into the nitty-gritty of real estate investing here in Kansas City. However, I do want to bring you these tidbits, real estate related and other wise. And don’t forget. Tonight is the night they turn on the Plaza lights. Simply no more romantic place on Earth than the Country Club Plaza at Christmas.

NOTE: I “borrowed” the photo from KC Plaza Flights. Take a look and take a trip that you will never forget.

I posted this over at my ActiveRain blog since Google seems to pick it up quicker. The link will take you to a fourplex for sale in Belton that will make Coasters (as Lani call them) wet themselves. That’s right, a Kansas City area investment property that costs around $155,000 and makes about $1,600 in gross monthly rents and it’s in a neighborhood I think is on the grow. Eat your heart out Los Angeles.

Like Jay Thompson over at The Phoenix Real Estate Guy I too am proud that my 15 year old son just got his first “real” job. He’s raked leaves, mowed lawns and the like but wanted desperately to get out into the job world. He’s going to be working for Chick-fil-A, a good Christian company that’s closed on Sundays. (Can you believe it?)

Two days ago I was showing an apartment in Olathe to a real estate investor and it was 78 degrees. I had my windows rolled down and a golf shirt on. Yesterday, it snowed! Not much. But it snowed! How fast everything can change.

The Kansas Jayhawks are in for quite a weekend. First, on Saturday, is the Border War with Missouri that has been aptly renamed Armageddon at Arrowhead. Again, if you are not from this region you probably cannot understand the animosity that exists between the two schools. It’s gonna be something. Go Jayhawk football!

Then on Sunday evening our Jayhawk basketball team takes on Arizona over at Allen Fieldhouse. Basketball is woven into the very fabric of Kansas culture. So anytime you play a game against such a quality opponent you take notice.

Here’s hoping MY Kansas Jayhawks go 2-0 for the weekend!

Real estate investing doesn’t have to be rocket science. I’ve received several phone calls over the last couple of weeks from people saying they are confused and don’t know which direction to turn.

My advice is to not spend thousands and thousands of dollars on guru knowledge. Just read this blog, Christopher Smith’s Equity Scout blog and Jeff Brown’s blog. You’ll get better advice and it’s free. There are a few others I could mention, as well.

Happy Thanksgiving. Happy investing.
