Good News & Not So Good News

The quote from above comes from Money & Markets.  It’s worth the read. 

The positive is KC gets an “atta boy.”  The bad news is the rest of the author’s opinion.  As always, I believe a glass half full can also be viewd as half empty.  So you decide.

Housing, Geocaching & Father/Son Bonding

A few miscellaneous thoughts heading into the weekend…

…no doubt about it.  From the overall slow down in phone calls these last two weeks I’d say too many of you are reading the reports of other states and applying them here.  While Kansas City is NOT immune to the troubles going on around many parts of the country if you are a real estate investor you need to educate yourself as to the facts here in KC!

…every year before school starts I take my boys on a father-son trip.  Places we’ve been include Cunningham Fallsand Assateague Island in Maryland.  Cooperstown, NY to see George Brett get inducted.  Six Flags over Texas and then Six Flags over Missouri.  Crystal hunting in western Oklahoma.  The Smithsonian Institution’s Cosmosphere in Hutchinson, KS.  Yes, Hutchinson.   This year we are heading out to go Geocaching in central Kansas in some of the most rugged terrain the state has to offer.  And before you make some snide comment you are welcome to come and try and keep up!  The time spent with the kids pays off all year.

…getting ready to head out to that Radon and Real Estate Workshop I told you about.  Don’t forget about the Rehab & Rent Workshop.  The seats for that one are going surprisingly fast.  Over 3/4 full already! 

…God has blessed us to live in a free country.  You’ll see a lot of propaganda about the economic development in China.  Just remember that you still need permission and permits to worship as you choose there.  See if they remember to mention that.

Pickens Plan: A Step In The Right Direction

I am not a tree-hugger.  But I recognize our impact on the Earth.  I am not an isolationist.  But I get tired of sending United States money overseas to be turned against us.  I am not a homer.  But I would like to see more jobs stay in rural America.  Over my lifetime I have witnessed first hand medium sized to small towns in Kansas and Missouri whither.  Some are almost dead. 

T. Boone Pickens has a plan.  He’s a billionaire oilman from Oklahoma.  There’s no doubt in my mind he has an angle here that will allow him to make millions more.  (Too bad.  Because he gives too much money to Oklahoma State University. 🙂 )

Take the time to read the plan.  Let me know your thoughts.  Because in my mind the greatest sin of omission committed by Bush, Clinton and now Bush is having no plan at all.

You Can Be Defrauded: It’s Easy

Every one of us likes to think we are so smart and so wary that we cannot be defrauded.  Bull.  If I learned anything as a PI all those years in the Washington, DC area it is that anyone, and I mean anyone can be taken advantage of.

When  we think of fraud in real estate we think of lying on loan apps, lying about disclosures, lying about this & that.  But here is the deal.  There are people out there that have nothing better to do but sit around all day and night trying to figure out how to take advantage of you.  You really don’t stand a chance.  Trust me on this. 

I’ve seen too many people of all shapes, sizes, economic & education backgrounds be taken advantage of in ways that would make your hair curl.  Currently I am helping a couple of people to work out of decisions that seemed like no-brainers at the time but with a few months behind them cannot believe how easily they were misled.  Before you criticize just be glad it wasn’t you.  It could have been. 

Take a few minutes and do a Google search for Brent Barber, our Kansas City real estate fraud guy.  (Just click his name.)  Read especially, if you have the time, the article in The Pitch that lays out the whole scheme in detail.  He is actually quite proud of his industriousness in taking your properties. 

I just wonder what he could have accomplished as an honest member of our society.  Now he’s in prison for 19 years.  And we are getting messed over again because we have to pay for him to live for free.  Jeez.
