Evicitons: Not Fun For Anyone

Today we have an eviction at noon.  And that is not fun.  The tenant has not paid rent since September 17  nor has she made any attempt to contact me to make arrangements.  My calls and emails go unanswered.  It’s currently 31 degrees outside and she has two children 10 and under.  Yet, at noon, we have to put her out.  What choice do we have?

I realize people think a landlord may enjoy this.  But the owner of this building has kids and mortgages and financial responsibilities, as well.  He’s not looking to support an additional family of 3.

And why won’t they leave before we come over?  When we put her stuff out on the street it will be picked over by passer-byes making the situation worse for her.  Denial?  Probably. I’ve seen it before.

We talk a lot about the benefits of owning investment property.  This is one of the downsides.  It takes a human toll.

Not Making This Up

We offered a few times on a house in Raytown, MO that was over priced, but then most foreclosure properties are at first.  In each of the rounds of bidding (three…each time the price changed downward) we offered and held firm at $30,000 with a cash closing about 10 days after acceptance.

The latest round we were to close on December 28.

So, in essence, the bank would have had $30,000 in cash on December 28, 2011 and would have released all their liability with owning the property.

Well, they just lowered the price to $29,900 and the house is in limbo as they decide whether or not to send it to auction.  Can anyone, and I mean anyone, explain this to me?

Tenants and their (awesome!) stuff

I never cease to be amazed at the awesome stuff our tenants (and tenant prospects) have.  Huge furniture is popular.  And new, too.  Fantastic hi-def televisions come in second along with pricey game systems.  And don’t forget the walls of video dvd’s and games.  Yet, so many have credit scores in the low 600’s and mid to high 500’s.

Some of them have much nicer stuff than me.  But sadly (?) my credit score is in the 700’s.  If I didn’t have to worry about paying all my bills, maybe I could get some cooler stuff for my kids.  🙂

DISCLAIMER:  Obviously this doesn’t include everyone.  But you’d be amazed.

What are YOU looking for in an investment property?

Investment property goals can vary from person to person and situation to situation.  And they should.  Just the other evening I sat down with a couple who both work and I can guess they both make very good incomes.  Kids are out of college.  They are within 20 years of social security checks and enjoying the rest of their lives.

I’m a bit younger, a professional real estate agent and am still raising 3 of our 4 kids…the other off to college.

And a younger, favorite investor of mine is just barely 30,  no kids, great job income and has a goal of replacing his job income with real estate.

That’s three very different situations and there is no one real estate investing formula that would cover all three.

What are YOU looking for in an investment property?
That’s the $10 question.

  • Cash flow?
  • Equity growth?
  • Delayed financial security?

So many more questions can be asked here.  You probably need to talk to a professional who knows what questions to ask.

Just Asking

Our property management services have been keeping us quite busy of late.  Kind of the rush before the cold, if you know what I mean.  So sorry we haven’t been posting much.  But here are some random thoughts….

  • Where are all the cash buyers coming from these last few months?  And will they stay in the market over the holidays?
  • If a tenant has $60 worth of beer in the fridge, $120 worth of liquor on the counter top, $70 worth of cigarette cartons on the dining room table and premium cable ($150/mo anyone?) on the tube, how can they actually say they don’t have any money for rent?
  • Will Mizzou be able to cheat enough to compete in the SEC if they choose to leave?
  • There are four ways you make money when you own investment property.  Can you name them?

Six Questions to Ask Prospective Tenants

I wrote the following back in 2007.  It still holds true today.

As a real estate investment counselor I have the opportunity to interact with a lot of tenant/landlord situations.  Of course, I manage my own properties and I help others to do the same if they choose not to go down the road of hiring a property manager.

I believe proper tenant screening is the best way to avoid troubles down the road.  You should subscribe to a service that will run credit reports and criminal background checks and the sexual offenders list.  But sometimes the best way to get a good feeling, or bad, about prospective tenants is just have a conversation with them.  And throw in these questions.  Not in bullet form as presented here.  But in the course of showing the rental property and going over the lease application.

6 Questions to Ask Prospective Tenants

  1. Why are you moving?
  2. Lived there long?
  3. Ever considered buying your own home?  (comment: I don’t ask because I’m a REALTOR.  I ask because they will bring up credit issues, divorce issues, criminal issues, everything under the sun.)
  4. What changes made to your current residence would make you want to stay?
  5. What would your commute be from here?
  6. Is there anything you need to explain before I find it on the credit report?

Seemingly innocuous questions designed to generate conversation.  Give it a try.  You’ll find out a lot about the people.

Weed Growing Like…Well, Weed

You never know what you will find when you buy bank owned homes and then go to renovate them.  Here is a strange growth that sits just outside the mower’s reach.  How should I eradicate it?

Acting as this property’s property manager, it might be best if I get rid of it before the next prospective tenant drops by.  🙂  Otherwise, I’ll have an army of nacho eating teen-somethings int he backyard every time I go over.
