Previewing Possible Rental Property

I took a couple of hours yesterday and looked at some possible rental properties over in the Waldo area of Kansas City, MO.  I came away with three real good candidates and about 10 real losers.  The good candidates would all fit at least the 1% rule.  One is nearly turn-key while the other two are within $4,500 of being rent ready.  All fall below the $80,000 price range.

We are 23 1/2 days away from Midnight Madness.   That’s when the Kansas Jayhawks can start basketball practice for real.    We’re going to be real young and real inexperienced this upcoming year.  So it will be fun to watch these new kids develop.   And heck, we got our reward last April.

I’m taking my very, very soon to be 16 year old to Chicago this weekend for his birthday present.  A new right-of-passage for the Lengquist household will be to take the new 16 year old’s away for a couple days as a last shot at having some influence over them as they begin to enter adulthood and explore their own ideas and ideals.

There is a lot of uncertainty out there in the markets.  Stocks go up huge one day and down huge the next.  As least with real estate it’s all steady, right?  🙂  And if you bought on proper fundamentals you are not losing money on a month to month basis.  Today you can buy on even better fundamentals and make that property work for you.  I’d love to discuss this in detail.

Tidbits & Asides Regarding Kansas City & Real Estate Investing

  • Tomorrow is the Rent & Rehab Workshop I’ve been talking about.  I’m expecting a good turnout.  Hopefully it will be worth their while. 
  • After the workshop I’m showing a California real estate investor around looking at properties that will hopefully meet his criteria since he’s flying out all this way.  I’m still trying to decide which barbecue to take him to. 
  • Kansas Jayhawk basketball practice started yesterday since they are going to Canada in a week or so for one of those “international” pre-season games.  A good chance for the young me to get started.
  • Is Canada really international?
  • I’ve noticed that searches for real estate investment property in Kansas City is down slightly on the analytics package I use.  Is this because of financing?  Fear?  Lack of interest?  It’s summer time?  I’m curious as to what you think.
  • The Royals are in another tailspin.  I guess this means another win streak is right around the corner.
  • The airshow is in town this weekend.  If I can spare a moment I’ll get out and watch the Thunderbirds on Sunday.  I love those guys. 
  • One of my favorite property managers has announced to me that he is selling out to another property manager I know.   That’s too bad.  Or at least that’s what I think at this moment.  Hopefully I will be proved wrong.  But I usually like where there is healthy competition.

Kansas Jayhawk Basketball Schedule 2008-2009

Many of you know my affinity for Jayhawk Basketball.  The new schedule is out for the 2008-2009 season. 

When you consider we only return 4 scholarship players and that only one of them (Collins) had real significant playing time this upcoming year could prove to be very challenging.  Though Aldrich did prove his upside in the tourney against Hansbrough.  He’ll have to step up big.

Either way, I’ll enjoy! 

Oh.  For you new readers who think I only like a winner, I’m going to the Kansas City Royals game tonight.  Hopefully they still sell beer.

Kansas City’s Mixed Bag Of News

I’ve written before how hopeful I was that the Bombardier Aircraft company would locate it’s new manufacturing facility up by our Kansas City International Airport.  Looks like it’s not going to happen.  Couple that with Anheuser-Bush leaving for Belgium (in a manner of speaking) and it wasn’t a very good day for the entire State of Missouri.  How do you say “This Buds for you” in Belgian?  I do like Bud Light and Bud. Though I usually prefer Boulevard Brewing out of KC.

The Kansas City Royals are not the worst!  The Kansas City Royals are not the worst!  Hey, 1985 was a very long time ago.  So I take my victories where I can find them.  Do you want to know who the worst teams are?  Seattle (37 wins), Cleveland (41), Washington (36), San Francisco (40), Colorado (39) and San Diego (37).  Heck, we’d only be 4 games back out of first in the NL West.  What is the NL West, a minor league division?  Wasn’t there some bawldguy predicting a World Series from sunny San Diego?  Bwaaahahahahahahahaha.  (Is that enough taunting?)  🙂

Olathe, Kansas is officially the 24th fastest growing community in America.  Apparently we’re great as far as heart-attack help, too.  Good thing with all of our fast-food restaurants.

KC REI, Rants, Thank You’s and Stuff

– I’m dealing with a closing snafu to top all closing snafus.  I was fully prepared for a “situation” on the closing of this Overland Park investment property.  And I covered all the angles. Followed up.  Checked in regularly with the selling agent for my buyers.  And still the closing cratered because of a wild card that I simply cannot control.  When I have a couple days distance behind me I’ll write about the details for you.  Because right now all my adjectives and descriptions are unprintable for a family blog.  And man, do I feel for the buyers

– Many of you may have figured out that I’m a sports fan.  Specifically, I love my Kansas Jayhawk basketball.  What a year the University of Kansas has had.  Won the Orange Bowl.  Won the NCAA tournament and brought to the Kansas City area the first national championship this city has seen since the Kansas City Wizards won the MLS Cup in 2000.  But for those of you that don’t consider soccer a sport you have to go all the way back to 1988 for the previous championship which again was the KU Jayhawk basketball team.  Hey Kansas City Royals and Kansas City Chiefs, it might be nice if you could contribute a little, too. 

– I’m flabbergasted at the lack of quality investment property available right this minute in Johnson County, Kansas.  There are a total of 36 duplexes currently on the market and only two have any hope of getting my “thumbs up” at this time.  Dear Sellers, from what I’ve seen your investment properties are over-priced and under cared-for.  Why should buyers pay top dollar for a property with shaky tenants, 22 year old roofs, furnaces leaking carbon monoxide and  enough wood rot to keep a carpenter busy for a week?

– Just because Johnson County investment property sellers seem to be a little delusional doesn’t mean there aren’t quality buys around the Kansas City area.  I’m still very bullish on the Blue Springs & Raymore/Belton areas over in Missouri. 

– Yesterday was my birthday.  Any guesses as to how old?

– For you Wyandotte County/Kansas City, Kansas real estate investors I may have a property coming up that you will be interested in.  Probably priced around $125,000 with rents at $675/side.  This duplex is a three bedroom, two bath and one car garage.  I know the property manager well (he referred me to the seller) and I can put you in touch with him for the rental history…when the time comes.  Drop me an email if that sounds interesting.

Dear WordPress, not impressed with your recent changes. No spellcheck.  Your new way of adding photos is cumbersome and doesn’t work about 75% of the time which is why there are none for this post.  And working out bugs before rolling out a new version of the editor would have been swell.   Sorry readers. 

– A special “thank you” needs to go out to all our readers.  The readership of BBQ Capital : Kansas City Real Estate Investing keeps going up and up.  It is both humbling and exciting.  Always feel free to leave comments and I really encourage you to send me topics of which you’d like to see covered.  After all, this blog is not only for me, it’s for you!

Kansas City Royals Undefeated!

Kansas City RoyalsI believe many of you out there doubted my prediction that the 2008 Kansas City Royals would go undefeated this season.  Well, don’t look now but we are 3-0, baby!  Three down and 159 to go!

 Legal disclaimer:  I am not certifiably insane nor do I actually believe the Royals will go undefeated this year.  It’s just that with my Jayhawks already into the Final Four, the football team winning the Orange Bowl (for Pete’s sake) and now the Royals are 3-0 I am ready to believe anything!!!!!
